Process & Fees

Can I use Financial Aid or Scholarships to pay rent?

Yes. Once your funds are dispersed into your bank account, you may use them toward rent. However, we do not accept funds directly from your financial aid office or defer payments for disbursement timing.

What fees will I be charged that aren’t included in my installments?

Please contact the leasing office for a detailed list of one-time and recurring fees, such as application fees, utilities, and administrative costs

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer who helps you qualify for your lease. Students without sufficient income typically use a guarantor based on their income and credit. During your application, you’ll enter your guarantor’s name and email, and they’ll receive a secure link to complete their portion.

Why do you need my Social Security Number (SSN)?

We use your SSN to conduct required credit and criminal background checks as part of the application process. The credit check is completed by Experian through Entrata, our secure leasing software platform. Entrata uses advanced encryption and SSL/TLS security protocols (2048-bit) to protect your personal information—similar to the security measures used by financial institutions.

If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease.
